Maintenance Supervisor

Sharp Management is seeking an experienced and results-driven Maintenance Supervisor to lead the maintenance operations of our apartment community. This role is responsible for overseeing all aspects of property maintenance, ensuring high-quality service, operational efficiency, and exceptional resident satisfaction.

The Maintenance Supervisor provides hands-on leadership, manages preventative maintenance programs, oversees apartment turns, controls maintenance expenses, and ensures the property is maintained to company standards. This position plays a critical role in protecting the asset and supporting overall community performance.

Key Responsibilities Include:

• Leading, coaching, and supervising the maintenance team
• Ensuring timely completion of service requests and work orders
• Managing apartment turns, capital projects, and vendor coordination
• Implementing and maintaining preventative maintenance programs
• Monitoring and controlling maintenance budgets and supply costs
• Ensuring compliance with safety standards and company policies
• Participating in on-call rotation and emergency response

Required Qualifications & Certifications:

• EPA Certification (Universal preferred)
• CPO (Certified Pool Operator) certification
• HVAC license or equivalent hands-on HVAC experience
• Strong working knowledge of plumbing, electrical, and general building systems
• Prior supervisory or leadership experience preferred
